A CRM for my sales team
Leads, ownership, follow-up queues, offer generation and reporting in one web app. Records live in a spreadsheet the company already controls.
Hello there
Sales and industrial development. Engineer by training, which is the part people do not expect.
I sell industrial land, commercial buildings and property to buyers and investors. Long cycles, several people to convince, a decision they live with for years.
Engineering first, then property, then a sales team built from zero, now industrial development. The engineering is why the technical half of a deal is not a problem.
Alongside that I build sales tools, mostly to stop admin eating the week.
Six roles in five years, each a step toward the commercial end of the same industry. Read from now, backwards.
Industrial land and manufacturing investors, local and foreign. The longest cycles and the largest files I have worked.
Building the tools I wanted to use, because admin was eating the part of the week that moves a deal.
Built a startup's sales function from nothing. Hiring, process, targets, weekly reviews, plus marketing, operations and finance.
Commercial buildings and developer accounts. Longer cycles, more people to convince, everything priced against a return.
Brokerage, then investment consultancy. Learning to sell in public, and that a buyer and an investor ask different questions.

Five areas. The useful part is where they overlap.
BEng (Hons) from the University of the West of England, Bristol, UK. IMechE accredited.
Account management, qualification, offer structuring, negotiation, and staying on a file through contract.
Built and ran a sales team from zero: recruiting, training, process design, cycle planning, targets and weekly reviews.
Site selection, utilities and expansion, approvals, and payment structured across a build.
CRM, Apollo and SignalHire for prospecting and enrichment, Power BI and reporting, and applied AI and automation.
Industrial land sold to Egyptian and foreign investors setting up manufacturing. I find and approach investors, qualify what the operation needs in area, power and utilities, prepare the offer, and stay on the file to contract.
Because the buyer is building a plant rather than buying a finished asset, much of the job is answering technical and procedural questions early.
Built the sales function at a startup: hired and trained the team, wrote the process, planned the cycle and targets, ran weekly reviews. Also worked across marketing, operations and finance.
Commercial buildings sold for the developer, directly to business buyers and investors rather than end users.
Advised clients on property investment options and managed developer brand accounts through to handover.
Design and site supervision for building services: plumbing, firefighting and HVAC.
Brokerage across the primary and secondary market. The first sales job.
Side of the desk, with a lot of help from AI. I can specify a system properly because I have used the bad version of it.
Leads, ownership, follow-up queues, offer generation and reporting in one web app. Records live in a spreadsheet the company already controls.
Answers pipeline questions in plain language. Runs on the device, so it cannot invent a number and no client data leaves the company.
A map-based workstation for the parks I sell: verified site data, distances to ports, a cost comparison and an offer generator.

Accredited by the Institution of Mechanical Engineers. Graded 2:1, upper second class honours.
A role, an industrial site, a partnership, or a conversation that has not got a label yet. Any of those is a good reason to write.
